Riverview at Valley Forge

From 1912 to 1923, a 350-acre parcel along the Schuylkill River was home to the Siegmund Lubin’s Betzwood Motion Picture Studio…the then center of American movie making.  After the studio’s bankruptcy in 1923, the land was developed into industrial facilities that eventually led to the property’s status as a brownfield site. 

A 63-acre parcel, now known as Riverview at Valley Forge, is being developed by The O’Neill Companies in phases.  Momenee was brought in to help our client with the design of their vision which included an expansive riverfront community including the conversion of a historic commercial space and residential apartment units.  

In addition to environmental issues, another challenge was the property's close proximity to the river and its location within the floodplain.  After zoning relief was granted for development within the floodplain, we designed the residential community such that the surface parking under and around the apartment buildings could be in the floodplain while elevating all occupied floor levels out of the floodplain.  The development of the site also included having to work closely with the National Park Service to coordinate the entrance into the site with Valley Forge National Park.  Additionally, a spur to the Schuylkill River Trail was incorporated into the site design to allow public access through the site to the river.  Momenee has the expertise to get challenging projects through the permitting process and this was no exception.
