Narberth Place: Adaptive Reuse Award Winner

TestimonialNarberth Borough adopted an ordinance to preserve and enhance the borough as a “unique and historic community,” thus providing opportunities for the community to preserve some of its oldest buildings. The ordinance “created an application process for developers to submit plans for 'conditional use' under which historic buildings could be adapted for future use.1

Narberth Place was the first project under this ordinance. The project included:

- Converting a gothic style church into 6 residential units
- Converting the historic church parish house into 3 residential units
- Constructing 3 new townhouses and related parking facilities

Momenee, experts at redevelopment projects, assisted the client with turning this old church campus into a high end residential community in keeping with the existing character of the Borough. Our team provided the site development and survey work for this unique project. We obtained all land development and zoning approvals, assisted in the conditional use process and prepared condominium plats.

One unique aspect of this project included converting the church basement into a parking garage for the tenants. The ordinance encouraged off-street/out of sight parking. This required the creation of a vehicular entrance through one of the former basement doorways and the construction of a new driveway to service the garage. An existing alley way along the rear of the building that served as an entryway passage to the basement level that was bounded by a 16-foot retaining wall was filled and converted to sunken terraces for some of the units.

This now sought after residential complex is a stellar example of historic preservation, which Momenee helped get to the finish line.
